


Cochin Port Trust is having a area of 862.90 Hectares of land at various locations viz. Willingdon Island (385.824 Ha.), Bolghatty (16.670 Ha.), Vallarpadam (163.637 Ha), Puthuvypeen (285.841 Ha.), Ernakulam (4.145 Ha.) Fort Kochi (2.149 Ha), Palluruthy 4.047 Ha) and Thevara (0.587 Ha). Port land is being leased/licenced in accordance with the Government of India Land Policy Guidelines issued from time to time. The present Land Policy Guidelines is available at Cochin Port Website www.cochinport.gov.in as well as the Ministry of Shipping, Government of India Website.
Land is being leased mostly for Port related activities in accordance with the Land Policy Guidelines issued by Ministry of Shipping, Government of India.
As Land is a scarce and vital asset in the Port area, Cochin Port Trust is planning a Business District at the South End Reclamation area on Willingdon Island as per the Land Use plan prepared for the re-development of Port land.
The Land Use plan has earmarked the land on Willingdon Island for activities directly aiding and augmenting throughput of the Port. The proposed Business District shall comprise a Free Trade Warehousing Zone (FTWZ) in an area with 102 acres for processing area of the FTWZ.
Allotment of land on lease
Cochin Port Trust is allotting land on lease for port related and non-port related activities by inviting tenders in accordance with the Government of India Land Policy Guidelines issued by the Ministry of Shipping from time to time. Normally lease is granted for a maximum period of 30 years on approval of the Port Trust Board.
As per the existing Land Policy Guidelines, normally land can be leased on upfront basis.In case this is not possible, this can be done on annual lease basis, on payment of lease rent as per Scale of Rates notified by the Tariff Authority for Major Ports (TAMP).
Allotment of land on licence
In accordance with the Land Policy Guidelines of the Government, Cochin Port Trust is allotting Open Space on licence for a period of 11 months for storage of cargo and for other activities on payment of licence fee in accordance with the Scale of Rates approved by the TAMP. Renewal may also be considered on merit.
Allotment of Office space/Godown space/Shop room/ Bunks on licence
Cochin Port is allotting Office space/ Godown space Shop room/ Bunks on licence for a period of 11 months on payment of licence fee in accordance with the Scale of Rates notified by the TAMP and revised from time to time. Renewal may be considered on merit.
Permission for sub-lease of Office space/Godown space
Cochin Port is permitting the Lessees for sub-lease of Office space/ Godown space on merit on yearly basis on payment of sub-lease levy in accordance with the rates approved by the Port Trust Board.
Permission for erecting Hoardings on Willingdn Island
Cochin Port is issuing permission for erection of hoardings without causing hindrance to Port operations and vehicular traffic on Port land on yearly basis, on payment of Hoarding Charges in accordance with the Scale of Rates notified by the TAMP and revised from time to time. Renewal may be considered on merit.
Computerization
Cochin Port Trust has computerized the Land Management System. The billing and collection of Lease rent, licence fee and sub-lease levy are being done through SAP system.
